General Requirements for all Sign Permit Applications

All applications for sign permits require:



(1)
A completed application form PDF(32kb), including a photograph of the building elevation or the property frontage where the proposed sign is to be located, and payment. View the fee schedule PDF(228kb).

All Sign Permits will require the following:

  • Unaltered photo of the building frontage
  • Original Owner's Undertaking Letter

Note: Reference drawings may be available from previous Development or Building Permits. For more information regarding availability contact Property Information at 604.873.7000.



(2)
Two copies of a dimensioned site/floor plan showing all of the following information:

    • Address & area of tenancy within building label
    • Location of sign
    • Location of main entry
    • Labeled property lines
    • Labeled curb location
    • Labeled streets/lanes
    • Site width and depth
    • Frontage dimension
    • Distance from the sign to nearest intersecting property line or adjacent tenant
    • Parking areas/vacant areas
    • North arrow

*Please use the above checklist to ensure that all information is provided before application submission
*The site plan is required to be to scale (a minimum of 1/16 scale but 1/8 scale preferred)

Two copies of a dimensioned elevation drawing showing the following information:

    • Location of proposed sign(s)
    • Location of grade
    • Location of all windows and doors
    • Distance from grade to bottom of sign
    • Tenancy frontage length
    • Labeled floor lines
    • Labeled roof line/parapet
    • Distance from sign to nearest tenant

Two copies of a copy drawing showing the exact dimensions of the proposed sign and copy at a scale large enough to read all text.

Note: Copy is defined as the letters, characters, numbers or graphics which make up the message on a sign, but does not include background colour.

Two copies of a partial section taken at the location of the proposed sign showing the following information:

    • Location of proposed sign(s)
    • Location of grade
    • Labeled floor lines
    • Labeled roof line/parapet
    • Distance from grade to bottom of sign
    • Location of all windows and doors

Some applications for sign permits may require:

Any additional drawing(s) or information that is required to demonstrate that all of the provisions of the Sign By-law are met. (i.e. attachment detail drawings and/or structural drawings may be required for some applications.)

Structural Drawing Requirements

(a) Two sets of structural drawings
(b) One set of B1/B2 Letters of Assurance

Note: All are required to be signed/sealed originals

The Sign By-law states:

“5.4.3 Where the Chief Building Official has concern for the structural integrity of a proposed sign, he may require, as a condition of the issuance of any permit, that all drawings and specifications, or any part thereof, be prepared and sealed by, and the construction carried out under the supervision of, a professional engineer registered in the Province of British Columbia; and he may refuse to issue a permit until he is provided with a letter signed by the professional engineer undertaking to supervise the work authorized by such permit, or any part thereof as specified by the Chief Building Official, until it is completed.”

Generally these signs are:

  • All free-standing signs
  • All facia signs located above the second storey (15' and more) of a building
  • All signs weighing over 200 lbs including channel letters combined
  • All "fixed" frame and retractable awnings
  • Projecting signs weighing over 50 lbs
  • Canopy signs penetrating an I-beam or similar structural element of a canopy
  • Any other signs where City Staff are concerned with the structural integrity of the sign.
