File Research

File Research staff are responsible for conducting a detailed search of our city records for a specific property. The required written request PDF(15kb) must be accompanied by the appropriate fee. Please refer to the Fee Schedule PDF(16kb) for further information.

The response time will depend upon the volume of requests and the complexity of the research involved. On average, requests will be responded to within 10 to 15 working days.

FAQs

What information is generally included in a file research letter (commonly referred to as a “comfort letter”)?

  • Outstanding municipal by-law contravention orders issued against a property
  • Current zoning of a property
  • Approved use of a building and/or a specific portion
  • Permits issued which have not received final inspection approval
  • Permit applications
  • Business licence information
  • Heritage designation
  • Compliance with the yard and setback requirements if a recent survey plan is submitted with the request

Who can request a file research?

  • The majority of requests are received from law firms and prospective purchasers, however anyone can apply.
