What is This Project?
The purpose of this planning program is to create a vision for the Little Mountain site which will guide future re-development.
The City has embarked on a collaborative planning process with the Riley Park community, the developer, and the Province (BC Housing) to develop this vision for Little Mountain. This process follows the terms of the signed between the City and the Province in May 2007 (refer to Resources and Related Links page).
The planning process will result in a document called a Development Framework which establishes principles and objectives relating to:
- land use
- density, building forms and heights, and character
- public benefits
- transportation
- sustainability, and
- development phasing
The Framework will be presented to Council for approval at the end of the process.
This process is not a rezoning. The goal of this planning process is to develop a policy document that, if approved by Council, will provide a basis for assessing future rezoning and development proposals for Little Mountain. In other words, when a rezoning application is submitted to the City for this site, City staff will refer to the approved Development Framework to see if the rezoning proposal follows the principles and guidelines established.
