Q. I have heard that rezoning to RT-10 and RM-1 will allow one house to be replaced with six. Is this true?

A. No. On a typical single family lot (33 feet wide and 120 feet deep), a new development could have no more than 3 residential units in either new zone.

Q. How many units can be built if several houses are replaced at once?

A. If several houses are demolished to create a large property the new development will be limited by a “unit density” which is calculated in residential units per hectare. For example, a typical single family house with a suite in it results in a density of 54 units per hectare. The RT-10 and RM-1 zones limit unit density to 74 and 98 units per hectare respectively when a larger site is developed. In larger developments, the number of legal units might be about 1.5 to 2 times greater than what currently exists.
