Site Constraint without a view cone Massing Implications due to view cones Views
Guideline: |
View Cone Composition Every view cone has a set of element that define it, as noted in the following diagram. View Point This is the origin point for the view cone. It is defined by both an “X” and “Y” location plus a “Z” elevation. When originally established, these spots were only approximately located, but have since been more accurately placed view CAD drawings. The “Z” elevation is derived from a figure of 5' 6" (generalized pedestrian eye level) added to the grade elevation. View Extent Both the width and length of the view cone define its extent. The actual length has no significance since all the view cones are assumed to extend well beyond the City boundaries. For drawing purposes, most of the view cones assume the Harbour Headline as their terminus. The width of the view cone varies according to the distance from the view point origin. View Cone Sub-section Some of the view cones are broken into sub-sections to respond to existing building heights. Each of the sub-section will affect maximum building height differently.
