One and two family dwellings

A single family dwelling is a single building with one or two habitable self contained living units. The building can any number of storeys with basement depending on area zoning regulations. A two family dwelling is more commonly known as a duplex and the units can be side by side, front to back or one above the other depending on the design and time of construction. Single family homes in Vancouver can also accommodate a secondary suite which is generally used for family or rental.

Application process

  1. Complete the pre-application for Engineering Services:
    • in person at the Client Service Centre at 507 West Broadway, 5th floor with your site survey which conforms to the site survey requirements
  2. It generally takes about 10 business days after it is received to process.

  3. Receive your design package:

    Your design package will inform you of your proposed sanitary and storm sewer location. You will be supplied with the proposed sizes, location, available elevation or depth range and surcharge or pumping restriction elevation.

    The design package will specify the proposed location of your new water service including size and estimated water pressures.

    Your design package will also include a table or decal that must appear on your site plan when you submit to Development Services for plan approval. This site plan checklict table will help you determine what, if any, fixtures you may be required to pump. The information from your design package must be transferred to your site plan

  4. Submit site plan for approval from Engineering Services:

    This can be done in person:

    • 5th Floor, 507 W Broadway (M-F 8:30 – 4:30)
    • Once approval has been received your plans are ready to be submitted to Development Services for approval of the building permit.
  5. Submit Plans to Development Services for approval
    • 2nd floor 2675 Yukon St (M-F 9:00 – 4:00)

Please note: Your plans will not be accepted for intake and review with the Development Services Group if your site plan has not been approved by Engineering Services.

Connection cost

Connection costs are payable at the time of permit issuance. Connection costs are for the City portion of work from City sewer and water mains to property line.

Sewer Service Fee

For standard sanitary and storm sewer service lines based upon a depth of 1.52m below the crown or surface of the road or laneway at your connection point. If more depth is available it can be purchased for an additional 10% of the connection fee per each additional 0.3m. Refer to your design package for possible additional depth. These fees are based on service sizes of 100mm sanitary and 150mm storm.

Note: If you are proposing to add a laneway house it is a good idea to consult with your sprinkler designer to determine the appropriate size based on your sprinkler design.
