

Property tax is due twice a year in Vancouver:
- Advance taxes are due the second business day of February
- Main taxes are due the second business day of July (Note You can make your payment at any time after receiving your tax notice in the mail.)
Empty Homes Tax (VacancyTax) payment for 2021 is due April 14, 2022.

Main taxes Last day to pay 2023 main tax, claim your homeowner grant, and complete your deferment application or renewal to avoid a 5% penalty on your unpaid balance. |

Submit property status declaration Last day to submit your 2022 Empty Homes Tax property status declaration. Failure to declare will result in your property being deemed vacant and subject to a Vacancy Tax at a rate of 3% of the property’s assessed taxable value. A $250 fine will also apply. |

Payment due Last day to pay your 2022 Vacancy Tax (Empty Homes Tax) to avoid a 5% penalty on your unpaid balance. |
July 3, 2024 | Final deadline to make a 2022 late declaration for the 2022 tax year from January 1 to December 31, 2022. Declarations for 2022 were due February 2, 2023. |
July 5, 2023 | Final deadline to make a 2021 late declaration for the 2021 tax year from January 1 to December 31, 2021. Declarations for 2021 were due February 2, 2022. |
July 5, 2022 | Final deadline to make a 2020 late declaration for the 2020 tax year from January 1 to December 31, 2020. Declarations for 2021 were due February 2, 2021. |
July 5, 2021 | Final deadline to make a 2019 late declaration for the 2019 tax year from January 1 to December 31, 2019. Declarations for 2021 were due February 2, 2020. |
