New co-op homes celebrated in Joyce-Collingwood

More than 100 new co-op homes are now complete in East Vancouver, providing secure, community-focused housing for individuals and families in the Joyce-Collingwood neighbourhood.  

Developed in partnership with the City of Vancouver, the Province, through BC Housing, and Community Land Trust, McHardy Housing Co-op delivers 102 homes for a range of incomes and household sizes, including accessible homes and family-sized units. 

The six-storey building, designed to Passive House standards, includes 52 studios, 13 one-bedroom, 26 two-bedroom and 11 three-bedroom units. Twenty-one of the homes are accessible.

Twenty percent of homes will be available at subsidized shelter rates, an additional fifty percent will follow provincial Housing Income Limits (HILS) rates, with rent geared to thirty percent of income, and the remaining units will be offered at low-end-of-market rates.

Located in the vibrant Joyce-Collingwood neighbourhood, residents of the co-op will benefit from proximity to transit, schools, parks and community amenities.

Offering more than just a home, they provide long-term stability, affordability and a sense of community that will serve Vancouver residents for generations,” said Vancouver Mayor Ken Sim. “Welcoming residents to McHardy Housing Co op is an important step toward building a more inclusive and affordable city."

These 102 homes will make a real difference for families, seniors and workers in the community. More than housing, these homes will help people build stability, put down roots, and stay connected to their loved ones and to the services they rely on,” said Christine Boyle, Minister of Housing and Municipal Affairs.

“McHardy Housing Co-op brings 102 new homes to Joyce-Collingwood, a well-connected area near transit and community amenities. It strengthens our neighbourhood, creating space for families, seniors and individuals to connect and support each other. It demonstrates what we can accomplish when we work together to deliver much-needed housing, providing people with the stability and security they need to thrive in their community,” said Adrian Dix, MLA for Vancouver-Renfrew.

The development is supported by an approximately $5.8 million land lease contribution and $2.1 million in municipal fee exemptions from the City, $11.5 million from the Province through BC Housing’s Community Housing Fund and approximately $122,000 from Community Land Trust.  

McHardy Housing Co-op is part of Vancouver’s broader work to support affordable housing through partnerships with senior governments and community housing providers.
