Density Bonus

Essentially, this is a tool used to allow a project to have a floor area bonus (sometimes used on-site and sometimes transferred or sold off-site), to offset the costs of retaining heritage buildings. For example, building inefficiencies and required upgrading often significantly add to development expenses. Typically heritage bonuses such as this are offered in exchange for the legal designation of the property, thus allowing the City to regulate, by By-law, the demolition, relocation and alteration of the heritage site or building. Any changes made to a designated site require a Heritage Alteration Permit.

See the Transfer of Density table.
