Chris Dikeakos Architects Inc. has applied for concurrent rezoning and development permit applications to rezone 1142 Granville Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is to construct a 10-storey building with 106 rental housing units and retail on the ground floor.

The proposed increase in density is to secure the provision of the rental housing. The rezoning application is being considered under the Short Term Incentives for Rental (STIR) Program approved by City Council on June 18, 2009. This program responds to low vacancy rates and the lack of new purpose-built rental housing by providing a strategic set of City incentives to encourage and facilitate the development of new market rental housing.

This application has been approved by Council at Public Hearing on June 22, 2010 and By-law No. 10127 was enacted at a Regular Council Meeting on September 21, 2010.

 

Revised Application

The following revisions to this application have been received:

  • The second level below grade has been eliminated;
  • A new mezzanine level has been created over the back half of the main floor (behind the retail spaces);
  • The residential storage spaces previously located on the second level below grade have been relocated to the new mezzanine level.

As a result of these changes, the proposed FSR has increased to 6.33 (Note: Only residential storage space located below grade is excluded from floor area calculations.)

 

Original Application (December 9, 2009)

Chris Dikeakos Architects Inc. has applied for concurrent rezoning and development permit applications to rezone 1142 Granville Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is to construct a 9-storey building with 106 rental housing units and retail on the ground floor. The purpose of this rezoning is to increase the density from 3.5 FSR (floor space ratio) to 5.53 FSR, and to increase the maximum height from 90 ft. to 90.5 ft.

The proposed increase in density is to secure the provision of the rental housing. The rezoning application is being considered under the Short Term Incentives for Rental (STIR) Program approved by City Council on June 18, 2009. This program responds to low vacancy rates and the lack of new purpose-built rental housing by providing a strategic set of City incentives to encourage and facilitate the development of new market rental housing.
