Bastion Development Corporation has applied to the City of Vancouver to rezone this site from C-2 Commercial District to a CD-1 Comprehensive Development District. A Development Application for this project is being processed concurrently with the rezoning application. The rezoning is requested because the proportion of residential floor area proposed on the 2nd through 5th floors of the building exceeds the maximum permitted in the C-2 District. There is no overall increase in density requested. A height increase of 4.33 ft. at the north end of the site is also requested. The project includes:

  • Overall floor area permitted – 2.50 FSR (floor space ratio)
  • Residential floor area permitted on upper floors – 1.75 FSR – requested 2.0 FSR
  • Maximum building height permitted – 55 ft. – requested height at north end of site – 59.33 ft.
  • Proposal to upgrade the triangular park adjacent to the site and to remove traffic from the “slip lane”.

This application has been approved by Council at Public Hearing on May 20, 2010 and By-law No. 10134 was enacted at a Regular Council Meeting on September 21, 2010.
