Tax deadlines and penalties

Property tax is due twice a year in Vancouver: 

  • Advance taxes are due the second business day of February
  • Main taxes are due the second business day of July ( You can make your payment at any time after receiving your tax notice in the mail.)

Empty Homes Tax (VacancyTax) payment for 2021 is due April 14, 2022.

Tax sale

If taxes remain unpaid at the end of three years, the property is publicly auctioned at a tax sale to recover the taxes owing.

December 31, 2024

Balance for the year

Any 2024 balance that remains unpaid after this date becomes in tax arrears and accrues 10.7% interest, effective January 1, 2025.

February 4, 2025

Advance taxes

Last day to pay 2025 advance tax to avoid a 5% penalty on your unpaid balance.

July 3, 2024

Main taxes

Last day to pay 2024 main tax, claim your homeowner grant, and complete your deferment application or renewal to avoid a 5% penalty on your unpaid balance.

Empty Homes Tax (Vacancy Tax)

Dates What's due

February 2, 2024

Submit property status declaration

Last day to submit your 2023 Empty Homes Tax property status declaration. Failure to declare will result in your property being deemed vacant and subject to a Vacancy Tax at a rate of 3% of the property’s assessed taxable value. A $250 fine will also apply.

April 15, 2024

Payment due

Last day to pay your 2023 Vacancy Tax (Empty Homes Tax) to avoid a 5% penalty on your unpaid balance.

July 3, 2024 Final deadline to make a 2022 late declaration without payment of late filing fee. Declarations for 2022 were due February 2, 2023. 
July 5, 2023 Final deadline to make a 2021 late declaration without payment of late filing fee. Declarations for 2021 were due February 2, 2022. 
July 5, 2022 Final deadline to make a 2020 late declaration without payment of late filing fee. Declarations for 2020 were due February 2, 2021.
July 5, 2021 Final deadline to make a 2019 late declaration without payment of late filing fee. Declarations for 2019 were due February 4, 2020.
