Buying and selling transferable heritage density

Buying and selling transferable density is a transaction between two private property owners.

We are not involved in negotiations, but we monitor sales to make sure that transferable heritage density operates as an effective tool.

Heritage amenity shares

If you are unable to obtain heritage density from a donor site, you can request the purchase of heritage amenity shares.

Heritage amenity shares will be subject to our density regulations and guidelines.

Heritage density for sale

We created a Transferable Heritage Density Inventory that lists all of the donor sites with density for sale in the city.

Not all Council-approved heritage density is listed as "available" on the chart. In some cases, the donor site owner:

  • Has not completed the rehabilitation of the heritage building
  • Has not met other conditions required by the heritage agreement
  • Also owns other property that is intended to receive the heritage density

The Heritage Density Inventory also provides information on conditional sales of density, as well as sales that have been completed.
